The first step for any potential seller is to find an experienced Realtor. They have expertise, know the market inside and out and can help determine a marketing strategy that will create interest among potential buyers. Realtors can also help determine the appropriate value of a property and can set the pricing to get the most out of a house and expedite the sale.

Brian Milton, a Realtor with Houlihan Lawrence, believes it's important to portray a positive first impression when selling a home. “Cleaning up the landscape and sprucing up the exterior is a good start,’’ said Milton. “A lot of buyers believe that it is indicative of the maintenance of the home.”

Milton also suggests staging certain homes to catching the eye of potential buyers. “It’s a good online tool for first impressions,’’ said Milton. “Even if people have to rearrange furniture, remove or bring in more furniture, it’s imperative to have the home show well online.”

Before opening a home to potential buyers, it's also important to address any maintenance issues that may have been a problem in the past. “Homeowners should perform maintenance that is required,’’ said Milton. “Make sure evidence of past problems have been removed. You want to portray a well-maintained home."

When the home is finally ready for an open house, sellers should make sure to clean their home and make it as attractive as possible. Putting away family photographs or visible personal items depersonalizes a home, allowing buyers to imagine themselves living there. "There is a lot of thought and effort that needs to be done before selling a home, but taking the right steps is sure to please both buyers and seller and lead the way to an easy sale," said Milton.
